A home in a rust belt city is listed for ~60K, move in ready. It was listed for 40K a week or two ago. At both prices it would cash flow. Sellers would request closing cost? How much should I budget for that? I’m thinking of asking somewhere in the middle 48-52K given that I’d be paying closing cost. What should be my strategy going in here? I’m trying to put the least capital up front into the deal.

Have you owned a house like this? I live in Cleveland and call tell you it's either (1) not actually move-in ready; and/or (2) it's in a terrible part of town and whatever tenant you convince to live there is going to trash it.


There's a fundamental difference between a property cash flowing on paper and actually owning it. If this is your first income property I wouldn't pick this. You can find some great deals for 100-150k that cash flow and are desirable
