Born and raised in CA and left in 2020. So many states offer so much more than CA. We moved to Colorado and couldn't be happier. Having actual seasons is amazing, the outdoor lifestyle here is beyond comparison, and the cost of living is so much better - and wages are on par with CA levels.
We sold our little 1,100 sqft home in the Valley that had a tiny 6,600 sqft parcel and now have a 3,600 sqft home on 1.5 acres for the same price, and it's 30min from Denver and 45min-1hr from Boulder.
If it makes you happy, that's all that matters. I moved out of CA and bought a home in TX. Couldn't be happier
Really depends what metro area you’re talking about, but I would say it checks out unless you’re somewhere in the valley or IE

How much would you be putting down? How much would it cost to rent a similar house? How stable was the market you’re looking at in 2010 to 2012?
Renting is cheaper than buying in nearly every major California city. Unless you’re planning to stay there 5 to 10 years and/or see opportunity to add value, I wouldn’t be in a rush to buy a house right now.
With 20% down:
640k x 7% = $44.8k / year in interest for the first couple of years?

Unless it is a great deal, I would be hesitant to buy now.
Bad decision. 200,000 too 250,000 is buy price for cash. With interest shouldn't be up too 800,000 usd
