1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

I really want to move out of my parents place for social reasons etc. I still hangout with friends a lot but it’s just a hassle having to drive a hour or so to kick it with them. So my dilemma is I enjoy saving $ on rent (yes I know can’t have both) but the main reason for me moving back home is so that I can save and buy a house. When to sell at a loss?
