anyone that comes on here and says real estate is too hot. Ignore them. Buying properties and holding on to them forever is basically the easiest way to get rich. trust me im worth about 3.50$

Guess I'm the contrarian. I'm going the other way and disposing my properties acquired post housing crash into recent bubbly strength.

I am. Not even close to feeling bad about “housing inequality” either.
Bought a multi-unit four years ago and my equity has grown by almost 5x ($36k -> $170k)
Bought a second lot in 2020 and my equity has almost doubled ($35k -> $60k).
Have $160K in stocks/crypto but goal is to continue expanding the real estate portfolio.
I love that this thread isn’t full of people saying “you’re contributing to the problem” 🙄 I bought my own home, and I’m looking at buying at least 1 more, but preferably a duplex, this year. Any tips on home buying programs for investment purposes? I was able to get down payment assistance for my own home but that’s only because I live in it.

D2 nailed it. If your time horizon is long enough, the market fluctuations aren’t an issue, generally speaking rents are only going to increase at or above the rate of inflation, and the payment on your note isn’t going to change. (Unless you’re an idiot and have an ARM, but that’s a whole other discussion)

Serious question. I have substantial assets in the stock market, and looking to diversify into a few properties. My advisor told me if I want to buy investment properties, I can take out a Loan Managed Account (LMA) using my assets to back the loan, with a 1% interest rate. This allows me to keep earning on my stock investments while also dabbling in real estate at a low interest rate. This seems too good to be true. Anyone know more?
Isn't this just a margin loan? IBKR allows you to withdraw $ against your account at any time. Their rates are ridiculously low (1.5% I think?)
