I’d look at houses that sold in the last 3 to 6 months in the neighborhoods you’re looking at. Both the seller and buyer realtors are listed on real estate sites.

Find 4 or 5 agents and call them and interview them. Ask them what materials they provide to first time home buyers, how they prefer to communicate (email? Text? Phone call? Etc…), what types of things they suggest for a first time home buyer to get an offer accepted in this kind of market, and what makes them different from other realtors. Then pick the one you like most.

I'm going to accept an offer that's 150k+🎉 I'm a single filer, no kids. I'll be able to max out: 401k, HSA, but from my understanding, I will not qualify to utilize IRA? Aside from building a 6-month emergency fund (HYSA), what are potential next investment vehicles? I do know I want to start purchasing real estate for cash flow. But what about mega-backdoor Roth IRA? I'll admit, I still need to read more on it.

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.
