Anyone have any area recommendations for buying a house in Houston but have regular commutes downtown? 300k max but would like a house (not a townhome/apartment).

I have two mortgages, one at 3% and one at 4.25%. Is there any benefit to paying either of them slightly higher than the minimum payment requirement (ie, maybe like $200/month more)? Additional factors to consider, my HYSA currently yields 3% and I am looking to buy another property in about 2 years and would prefer to not sell the either of the two properties currently on mortgage.

Would you pay an extra ~$100/month on top of existing monthly PITI for access to $65k in equity from your home? Want to use it for either A) down payment on new primary or B) net new investment property and see if that can fund the next primary

Have you ever taken a job you know you will hate because you needed the money right away? I have a family to take care of. I don't want to be plowing through our savings for selfish reasons like my mindframe at work, but I don't want to make our lives worse by being miserable. I’m not bad with money but definitely lots of room to improve overall, due to several personal factors I don’t want to list in full here (numerous unanticipated medical bills, bad boyfriends, etc.) Hence why I only have $3k in savings right now. My first mini goal is to have $5k saved by the end of December. I need motivation and words of encouragement. If I pay off my medical bills, I won’t make my goal. Hi, what’s the premium processing cost for I-140? I have more than 2 years left on my H1 so PwC is not filing for my premium processing but said I could pay for it out of pocket.
