I am seeing stellar returns and extremely low expense ratios but apparently since they're quantitatively managed algorithms, they don't account for things like corona for example.

You can buy in areas like Sugar land, Katy, Cypress, Spring, woodlands, etc.
If you are ok with an older home look in parts of spring branch, west chase or energy corridor areas
How’s the commute though? Any more than 30-45 minutes?
I’m in sugar land. And I take park and ride when I need to go into downtown. When i drive and school is in session depending when I leave it can take 45 min or longer. The earlier I leave the less time it takes but if I leave at 8 am I can’t make it by 8:30 unless I get on the express lane. but even then it can take a little longer.
I would look at Montrose, can get something for 400k but commute is minimal and flooding risk very low
Or EaDo
Most of the major suburbs have a METRO park and ride if that's an option. Otherwise, Spring Branch is a good choice. Gentrification going nicely, it went from gang related drive-bys in my teens, to 500k super skinny townhomes today....lol
