If you eliminate actual expenses per your model, I foresee a future post in which you are asking why you are losing so much money on your rental.
It is not always an investible market for real estate. Don’t just buy something to buy it. Build up your reserves and wait until you cash flow on the deal.
I agree with D1, there’s no point in underwriting a deal if you’re just going to ignore important factors until it works.

Agreed with the above, don’t try to justify purchases. The numbers are speaking for themselves, and they are telling you there are no profitable rental in the areas you are looking for. That leaves you with 3 options. 1) wait for a better market, 2) look at other areas, 3) start learn in g how to aggressively negotiate on purchase price to make the numbers make sense.
Everyone is having a hard time right now, it isn’t just you if that makes you feel better. That said don’t shot yourself in the foot trying to make a bad deal look like a unicorn.

Nope, I’d never manipulate the formula just to make the numbers turn green. I’m not surprising that many deals won’t cashflow. But getting a deal at a good price that pencils out if interest rates drop a half point may not be a bad deal, because the number that matters most is your cash into the deal and the purchase price. When rates drop, you should be able to refi into a better situation, and buying at a lower price now will benefit you more than waiting to buy and watching prices rise.
