So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

Curious to know how much your student loans were when you graduated from your program, how much you’ve paid off so far, and your age. I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. Capital gains tax rate - I know there are diff rates (0/15/20) depending on income threshold but is the threshold based solely on “earned income” (i.e., wage)? For ex. if I quit my job and hv zero earned income and sell my stocks with 5M gain in the same yr, there would not be any capital gain tax?? It doesn’t seem right but is that the rule?

Hello I just started my first job (I’m 22) and I need to set up a 401k for matching with my company. I’m really confused how this works because I want to try to hit the IRS maximum of $19,500 for Roth contributions this year. Maybe it’s too late in the year now, but it’s asking me to pick my desired contribution % per pay period, but I’m not sure how much to do because it says it’ll kick in 1-2 pay cycles and I don’t even know when the next pay check comes yet. Any tips would be great
