Chicago question; anyone here run an Air BnB/vrbo/etc? I bought a 2 flat, I rent out 1 unit and live in the other. However, I’m about to move for a job to another state so this will no longer be my primary residence. Am I sol on doing some sort of short term rental?

Why would you be SOL? Unless you’re talking about some sort of local statute that says you can only rent out your primary residence.

We don’t know what the local requirements or laws are in your area, but generally speaking, there are lots of people who rent out one side of a duplex as a short term rental and the other side as a long term rental.

I see you added “Chicago question” to your original post. I don’t know the details in Chicago but if it’s the case where you can only rent out your primary residence, then you’ll likely need to just rent both parts as long term.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

I was given a 15k, 0% loan to pay off my student loans upfront from a family member. Would it be better to invest this money and just pay back my family member monthly since the 4% rate on my loans would be less than (hopefully) the amount gained in the market?

Hi all, so I found a platinum ring (which I assumed it's an engagement ring as it has dates and initials engraved on top.) And a Divvy tag (I have no idea what it was until I googled it. Apparently it's a bike sharing service in Chicago) in a briefcase I ordered online. I was thinking of returning the item back to the store but that wouldn't help the person who lost the ring. Does anyone work in an area with lots of exterior environmental noise (traffic, concerts, trains, etc.) and have tips for not becoming overwhelmed and/or distracted by it? I’m finding that environmental noise has increased near my office now that tourism has picked back up in my city, and I’m struggling to block it out. I’ve tried earplugs but the noises tend to vibrate my office building so the earplugs don’t work well as an entire block.

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). Bought at low in market just after COVID hit. I want to keep the building. Seems fair to give him his initial investment back + some additional money for market gains. Help!

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?
