I'm just gonna note that your aggregate WFH policy could change by the end of this year. You'll probably convince yourself that it won't, but you need to factor that into your equation before doing something as drastic as you're thinking. All of mid 20s - early 30s who want to stay in NYC must hear this: if you can't afford to buy in NYC, you need to leave. If you're not willing to leave, then you must be ok with renting and rent fluctuation that follows. Unless your household make 500k a year, you hust can't have it both ways these days.

Philadelphia is another option - the real estate market is very cheap and NYC is easily accessible via Amtrak. I’ve known some people who commuted daily from PHL to NYC and it’s not great but do-able.

If you’re budget is 450-500 in DC, you won’t be living very comfortable. The neighborhoods in DC are a lot seedier (I say this as a lifelong DMV resident)
You could afford a Columbia Heights (feels like an outer borough of NY, a bit rougher around the edges, lots of amenities and walkable), Cleveland Park (decently safe, walkable, and near metro, but boring as hell) or like a Rosslyn or Silver Spring.
However, it’ll be a bit rough to swing. If I were you, I’d buy a nice townhome in Upper Marlboro, Woodbridge, or somewhere outside of DC for 350 and rent in AdMo, Chinatown, or U-St.

D1. You are more correct than I thought. Although a 2500 boat seems pretty sketchy. Even a $100k boat seems cheap compared to a NY apartment. What do you do in the winter?
Do it. DC->NY is easy
Depending on how close you want to live to DC, you could get a big ol house in Laurel for that much and be a lot closer to NY while still having easy access to dc
You can get a super nice place for that much in Philly and take a 70-90 min Amtrak rightt to the ey office door whenever you have to come into nyc / the office. Chicago and DC sound a bit more difficult and less practical.
I did this except I bought a 2 unit apt in Philly for little less than 450k and just rent both units out right now.
If 450 - 500k is home price you’re comfortable with then buy a property in NYC for that, live there a few years, sell, move up.
