Does anyone have a minimalist treadmill for use with a standing desk that you can walk on during meetings and the noise isn’t loud/distracting? (obviously if you’re on camera and walking people will be able to tell) Brand/model reccos appreciated!

I'm an RIA, and my home office is much nicer than my office. Unfortunately it doesn't have a separate entrance and you have to walk through the living room/kitchen.

How do I turn down an offer while giving some room for negotiation? I would only accept the offer if they offered concessions far beyond what I think they would do. Do I just send an email saying that I’m turning down the offer and tell them why so that if they really want me, they can address the concerns and offer me a better deal?
