First time homebuyer in a neighborhood of unrenovated 50s-60s houses (around $350k). How much cash should I have on-hand for unexpected repairs or capex? Ive heard a general rule of $5-10k, but I’m assuming more than average cushion simply due to the age.

Houses of this age are generally smaller and simple. Your big dollar issues are HVAC and the roof. Any other issue should be $1-2k max.

That’s probably too low of a budget. I bought a 1960s renovated home and already spent 5k on a leak repair and termite control. If I want to replace the cast iron sewer pipes that’s $18k right there. I’ve budgeted $30k for updates.

I would budget 5-10 PECENT.

I grew up poor and was obsessed w financial security. After investing my blood, sweat and tears into my career for years, I’ve decided I don’t care about my career or earnings as long as I have enough to support my family. We are happier than ever making less and saving little.
