Hi all - looking for some advice as a first time buyer. We’re looking to buy in the San Diego area. Total base pay compensation combined is 220k. We were looking at 700,000 price range with about 10% down. From experience do you all think this is reasonable - should we lower or raise the value of the home? Also if anyone has any experience buying in SD any neighborhood recommendations would be great. Thanks!

PMI?

This would be best answered by a realtor and/or mortgage broker. The broker can tell you what your rate would look like, and the realtor could tell you how much house and where you could buy. In theory, it’s do-able. It just comes down to what / where you want to buy and how to craft a competitive offer.

I am not a realtor or a mortgage broker, but the mortgage broker I use is based in San Diego, and have a close friend who is also a realtor down there. Glad to pass along their info if you want.

You’ll probably get a townhome/condo for that price range in most SD neighborhoods. Price range seems about right but you know your finances better than anyone else.

What’s the general guidance on the order to maximize retirement contributions for tax benefits for an normal individual and for a self employed/small business owner before moving to taxable accounts or alternate vehicles like cash value life policies?
I’ve seen for individual: match trad 401k->match roth 401k->max roth IRA->max trad IRA->max trad 401k->max roth 401k->max HSA
For self employed: max SEP IRA/solo 401k->max roth IRA->max trad IRA->max HSA

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
