First, thanks and congrats and framing this question really really well so that people can help. If I had income of 180k/yr, I'd be thinking after tax = 110k/yr maybe? So then perhaps my expenses before housing would be something like 40k? And then with 70k to spend but assuming career growth you might right now want to be spending no more than 50/year on your house, or about 4k/month, inclusive of HOA, property taxes, upkeep, etc. Seems like a 500k loan would be reasonable at 6.5% interest. That's one way to think about it. That would be a 650k house. But you can run your own numbers of course.

Why do you mention your girlfriend and no other details regarding whether she'll split the living accommodations with you.

I suggest playing it safe to make sure you can afford the home with your finances only. Any $ your girlfriend throws simply lowes your total cost for the home.

Also, you probably do NOT want to put her on the deed of your house if she's not listed as a debtor on the mortgage.

I would use that $130k in investments for your down payment as well. That will lower the monthly mortgage payment by *thousands* of dollars and save you $300,000 in extra interest payments over the course of of the loan

What is a simple way to explain to my boyfriend that investing in equity with an expected return of 10% is better than paying off debt that is growing at a rate of 6%. He has student loans and is adamant that he wants to pay all of them off immediately before saving any retirement money. I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

FL peoples: I signed a lease for a new place to start May 1 as my current landlord sold the unit I'm in. Turns out, the buyer wants to keep renting the unit and asked if I want to stay. I'm a first time home buyer and got pre qualified back in Jan. Hard pull on credit docked me a few points. I wasn't able to close and now considering another hard pull for a different mortgage company offering better rates.
