I have a condo in Scottsdale AZ that I have been renting out for a few years now. There’s been a lot of saturation in the past 12 to 18 months, but my property is still profitable.
There’s several condo / townhome complexes near old town that you could get into for under $500k as a buy price ($125k cash down + $50k for upgrades and furnishings and you’d be good).

If it’s an investment, why not take more leverage?
Even if you did 50% down and saved $40k for furnishings (since you mentioned Airbnb) you could get a $300k condo, which opens up a lot more options than just sticking to ~$200k ($150k down + $50k loan, saving $40k for furnishings).
