I am in your same boat - but I already own a few units and the one I live now is a duplex with one unit rented out. It’s very rewarding but if you try to understand how things work it helps you keep the calm. Listen to podcasts and see YouTube videos this will get things rolling . Bigger pockets have been very useful source for me , and there are a lot of you tubers who share their experience .
… is there a forum to find a business partner/someone looking for similar ops so I could mitigate the latter concerns and not be totally tied down. TIA for any advice!
I would second using Bigger Pockets as a resource - SO much helpful info, lots of webinars, etc.
Maintenance cost are the import thing that we need to get used to - and it can be overwhelming especially if you have a old building - when you start with

Buy an investment property but get a property manager for now so you can also enjoy being in your 20s and traveling while remote. Work from Hawaii.
