I’m based in London. I can get £300k for 25 years, on a 5yr fix at 9.4% by taking equity out of my primary residence. I’m planning to use this cash to start BRRRs in north of England - is this too expensive for finance given base rate is 4% atm? I’m targeting 30% to 35% return by BRRRs. Am I being stupid considering this?

Both the interest rate and your target return are extremely aggressive. Although if you really believe it’s a realistic return, you should still do it.

Any chance you have any insight to other funding sources? The best I’ve been offered is 8% but it’s less flexible and only gives me £250k.

This seems incredibly high, it does depend entirely on the circumstances but rates on a Buy to let basis are sat in the 5-6% region, or bridging loans are around 7-8% which might be may appropriate if you’re looking to refurb, flip and sell on.

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.
