Both the interest rate and your target return are extremely aggressive. Although if you really believe it’s a realistic return, you should still do it.
Any chance you have any insight to other funding sources? The best I’ve been offered is 8% but it’s less flexible and only gives me £250k.
This seems incredibly high, it does depend entirely on the circumstances but rates on a Buy to let basis are sat in the 5-6% region, or bridging loans are around 7-8% which might be may appropriate if you’re looking to refurb, flip and sell on.
