I am very motivated to turn my finances around and need some advice.

I have about $20k in credit card debt and no meaningful savings outside of my 401k. As I work to get out of debt, should I put money into a few sinking funds to avoid using the cards in the future - and then putting all excess money towards my cards once the sinking funds are established? Or is it smarter not to wait and just keep a small ($1-2k) emergency fund and throw all extra money at the card to pay it down? Thank you!

Is there a life after public acctg in Real Estate? Im a sr mgr in tax working RE exclusively (no REIT experience). Have come to terms with the burn-out and want to do something that has more work life balance but also opportunity for growth. Any ideas are appreciated. I like tax and the industry but the people around me have become too much for me to bear.

Wondering thoughts on buying right now. I feel like homes are overpriced and buyers are paying way more than the price on a bidding war. My thoughts are to sell my current home to make a ton of $$ in a sellers market. Rent something for a year or so until it becomes a buyers market and prices drop.
