NY will always be NY. Austin and most of these other cities that were thriving during COVID are taking a hit to their property values from an oversupply of inventory due to home builders overestimating demand.

Which one are you closer to? You can outsource most of the work to a property manager but if sh*t hits the fan, you can find yourself having to go to the property. If this is your first property it’s easier to manage and learn if you are near by.
I’m in NYC but considering moving to Austin
Since you’re speaking of where you would rather live the question should include where you want to be, not just what’s the better investment. Austin area will have more accessible price points and one potential path for you would be: Move to Austin and buy as primary residence (lowest interest rate and lowest down payment options). Place your homestead exemption on the property, capping your property tax increase at no more than 10% valuation increase YOY. If you decide you hate living here after one year you keep the property as an investment, hire a management company, and move back to NY, or elsewhere.
