people need to live, regardless of what the market does. in a down market there will still be tenants who will rent out for enough to make your cash flows positive, it’s just harder to find them.

Yeah my issue is finding one that cash flows. I feel that’s incredibly hard in ATL

It’s a growing area still - if you can find something reasonable and have adequate capital for improvement, etc., I’d say go for it. Be prepared to buy a fixer upper and put in some money/time. Buying completely “done” properties limits your upside potential for a bit and obvi are more expensive upfront. Good luck!

If the market will not come down then it’s not overvalued. This is the definition of market value.

No I’m talking about governments incentivizing home builders through tax breaks and zoning allowances. Biden/Harris launched a plan a few months ago on this so curious to see how it plays out

Not sure about that one. If you started from 2000 to 2060 the cheapest date would’ve been 2010-2013, lowest monthly payments in 2021 with sub 3 interest rates

It depends on your goals, if your looking for something turnkey it’s going to be a hard market to cash flow, but over the long term if you can hold on to it the appreciation out pace the lack of cash flow. If you are looking for a deal with immediate cash flow probably not the right market for you.

Considering that, but I’m still early in my career and moving around

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit.
