Easier but only because you have a significant chunk of capital outlayed and not passive by a long shot. People destroy property, people don't clean up, people don't pay (on time), evictions take a long time, hard to find a good property manager, things break constantly and you must immediately repair them, etc.
If you want passive, invest in index funds. Lower returns though (when factoring in mortgage non-callable leverage).

Yeah, it’s certainly brutal in some areas. I’ve recently seen that some places like NYC and SF are still allowing tenants to be free from eviction via covid stuff and it’s just insane as there’s people who haven’t paid in like..2-3 years. I’ll just be thankful that it’s been rewarding thus far but not get too happy as things can change in a second

What was your purchase price, mortgage and rent in the north east? Maybe I should look there lol I'm happy with my first single family bringing in 400 cash flow
800k PP, and about a 700k mortgage… low taxes but a crime free area
I certainly agree that it’s the easiest path to build wealth especially if you buy deals in the right areas.

Where are you finding properties which are cash positive by 2k? In my area , hard to be $100 cash positive
High rent market, low taxes, proximity to major city. Reasonable proximity is really everything here, if your in the immediate city boroughs, no chance you’ll cash flow with those sticker prices.

Just sold mine after 12 years. I had a good run for ten but then things started going sideways. Decided market was more passive.
