While I agree with you it’s not worth it, I will also say you’ll almost certainly lose unless you’re willing to go significantly over list price.
My mothers a realtor here and her buyers are losing when going $50k over list. She also had an open house this weekend that yielded 48 offers with 170 people walking through. It’s ridiculous here right now.
475k listing. Yeah it’s insane. The issue is the inventory is so low that any of the houses we see, we have not loved enough to go another 100k over. We can and will if we find the right house but we don’t want to compromise just to be home owners.

Why is an all cash offer any better than a traditional bank mortgage? Won’t the bank write a check for the full amount to the seller?
