Live in a planned community where the houses are nearly identical. Neighbor just listed their house today. We are planning on listing after Labor Day (for significantly less since our house needs more work). In this situation, would it make sense to work with our realtor to do a “coming soon” listing (where it can be casually shown)?House needs to be cleaned out and landscaping needs to be done, but I want to get as many eyes on the house as possible and this seems like the most opportune time.

I’d also have your realtor network with the other realtor to understand how the buyer traffic is looking, and also potentially divert those who think the other house is a bit out of budget to make them aware that yours might be an option.

Yes. Floors need to be redone in my house. Windows need to be replaced (some don’t open/close). Kitchen needs work (we have standard 2000s cherrywood cabinets and granite).

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). Bought at low in market just after COVID hit. I want to keep the building. Seems fair to give him his initial investment back + some additional money for market gains. Help!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls?
