Long story. using a realtor who is a friend so it’s a delicate situation. I think they are more interested in building their team below them than actually being a realtor themselves, but they asked directly to be our realtor and I gave them several outs as I didn’t want them to feel obligated. I constantly have to follow up with them about questions I had for a property. It’s been over a week and crickets. We lost a property due to their bad advice about waiting in a hot market. What to do?

Read what the contract says though. In most cases, it only says that you need to use them for the houses they brought to you within a year, not that you have to use them for any purchase within a year. Make sure to have something in writing (an email or at least a text) saying you’re ending the relationship.

This is why you don’t hire friends or in this case use a realtor which is your friend because at the end of the day this is a business transaction and you never do business with friends or family.

When you aren’t paying someone you’re usually the product. Fishbowl, we’re the products. Buyer agents you’re the product. You are being sold to a seller, so they can be paid. They have zero incentive to get you a better deal. It’s like hiring a used car salesman from the dealership to represent you. All they care about is that the house closes. Building their team is how they make commission without much work.

I'll share my experience and urge you to share yours:

Since iOS 14 changes, Facebook ads isn't the same anymore. Why?

A. >75% iOS users denied tracking. They are no longer tracked across websites/apps. Facebook lost its edge.
B. Targeting and conversion tracking aren't as effective anymore.
C. Many advertisers have been migrating their budgets from Facebook to Apple and Amazon ads.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
