Question: Do I take the bar exam.

I am graduating from law school this May, but will be starting classes for a MS in RE Development from NYU in September. I don’t plan on ever practicing law nor do I want to. I went to law school to see if I wanted to be an attorney, but I mainly wanted the JD advantage. I really want to hear what value having passed the bar exam would add to a career in real estate development as a developer and not as a lawyer.

Is it more worth it to go into FDD at a regional firm now, or hope that my current big 4 will transfer me come spring 2021?

I'm kind of in the mindset of only doing FDD at big 4, otherwise I'll go straight to industry. Am I being too down on mid-market FDD experience and the related exit ops?

Also, I can't go the route of doing FDD at a different big 4. Already got rejected by all of them cause I'm not in audit (but have CPA).

For those of you that jumped from Big 4 to smaller audit firms, what are some of the things that you did that helped you have a successful and fulfilling career at your smaller firm?

Recently received a PM offer with the option of Mountain View or NYC location. Would need to move to either city but have a preference for NYC. Are there any trade offs (network / career opportunities / projects etc) to starting in NYC over the Bay Area?

I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house. Is that a good idea or am I in over my head? I mostly want to, because I’m tired of renting and I’ve read reports that prices will only continue to go up. Although, I will have to pay back the 401k + pay rent, so maybe not a good idea. Advice/resources would be helpful.

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

3) other approach?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

For those w investment property, how many of you self manage vs using property manager? This is my first condo, relative new build from 2018 and a family friend jus moved out. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.

Has anyone used Loan Cabin to refinance? They seem to have the best rates.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?
