Do you get to credit check the sublessee? What happens if they turn out to be a squatter- will your tenant help with eviction expenses?

Is he subletting to a roommate? Or is he doing a short term or mid term rental by the room?
I wouldn’t charge extra, but I would require that anyone staying at least 30 days is on the lease and does a background check. I wouldn’t allow short term rentals as a sublet.
I’d rather someone be honest with me and tell me who’s occupying the house than not tell me and hoa use damage. If having roommates / subletting allows them to afford the rent, and the other tenant has verifiable income, that’s actually less risky for you
