Need advice: $150k saved up, no debt remaining, thinking about buying an investment property (condo) in a place like Park City. Is this a good idea for FIRE?

There’s another thread almost identical to this in the group recently. Perhaps do a quick look through that advice. Most boiled down to “very volatile, need to be prepared to ride out a couple COVID type years.”

Also a lot of people had the same idea as you, except 6-9 months ago and often as a second home or a permanent relocation. So supply is tight and prices are high.

I heard someone make a bold statement that contributing to a traditional 401k versus a Roth 401k were the exact same assuming the same tax rate. I ran the numbers and to my surprise they were not wrong (even considering the earnings). Can anyone explain why a Roth would ever make sense given that income will likely be lower and therefore lower tax rate in retirement?
