Other than realtor websites, what other ways do you research if you need to buy remotely?

I'm in Houston and looking to buy beach front property in NC. I've never been to NC.

There are so many different towns with surely different cultures. I'm also seeing reports recently about erosion from rising sea levels.

I'm in a weird place in my life. I can't be away from my family for anything longer than a day or two.

I'm willing to take on some risk to make a jump and move in one leap. I have good safety nets (stable high paying job, cash and investment reserves).

In Houston (and Austin) we see so many professionals buy from other states site unseen and move for a job here. We also know immigrants often move without ever having been there before.

I'm just wondering if there are ways to get more information than real estate sites to do research. I would prefer to buy instead of rent. I have an emotionally delicate dependent family and a dog. Moving into a house that we own is preferred to a rented house.

Facebook groups have been quite valuable for me to get a sense of what’s happening in a remote market.

If you’re buying to rent it out, I use apartments.con for long term or AirDNA for short term for rental comp.

There’s a “groups” section, then search there.

There’s often groups for regions where neighbors can talk about what’s happening. There may also be some landlord or investor groups for the region if it’s a vacation area.

My personal preference is Facebook Groups. You can search the groups section for a specific area and sometimes even a neighborhood that you’re looking to join. I lend in all 50 states and have cousins that live in NC, the don’t live near the beach they’re closer to Charlotte. I helped them move that way. Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
5. Have another business generating revenue to offset this.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

I’ve got a partnership w/ two of my uncles. We have two houses on rent. we use the profit from the homes as a single pot where we pay for the maintenance expenses (different cash flow from each). We are close family and they trust my judgement. Another of my uncles wants to join for the next home we buy. How do we split/ allow their buy in to our partnership for the next home? I don’t wanna add extra accounting of maintaining expense/cash flow from the next one we buy as a larger group Thoughts?
