So one of my fiancé’s good friends is renting from us. He’s one of the nicest persons we know and very responsible. However, he’s stopped paying rent and utilities for months now with over 10k due. I know we are running a business but it’s frustrating when it’s a friend and he will be in our wedding as well. We have obviously talked to him about it but any ideas what we can do to get him pay rent without ruining the friendship?

Honestly, probably not. If they don't take their obligations seriously, they probably won't handle being evicted reasonably. Actions have consequences, but they won't see it that way. They are taking advantage of the friendship which is abusive in my opinion. Even the best friendship is at risk when money is entangled. Do what you have to do. Hope they act like an adult about it.

Yeah he needs to gtfo, but I'd start by trying to put him on a payment plan first, or else he'll just burn the bridge and have no incentive to pay. But he needs to understand that if you can't afford something you can't have it. There are always cheaper places to live. And your fiance needs to stop treating your shared money/assets as their personal charity fund

If the friend signed a lease, he has leasehold rights in the property. What state did you rent the property in? 10k is usually too large for small claims court but depends on the state.

Your best bet without running afoul of the law is to go to court, file a claim for nonpayment of rent, produce the records, get someone you know to show up at the property when you know he is home and serve him the court papers (super important that he receives the papers because improper service can get your case thrown out of court), and then if the case goes successfully, you will be able to garnish his wages, which can hopefully start to cover any lost rent. Hopefully, he doesn't file bankruptcy, which in that case, the wage garnishments may stop.

Go to court, get a judgment for non payment of rent, then the court will set up wage garnishments so you will get paid directly from his paychecks. Works like a charm

I am generally uncomfortable when I’m around my mother-in-law’s husband.

Ethics Q: my client created fruaduant medical documents in order to try to recover extra benefits from her injury. My thought is to settle her case with insurance company for whatever nominal amount is offered ASAP. However, this might be lower than her case is actually worth despite the the fruad. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
