Just rent the condo. How would the HOA know?
It’s a very small condominium building and we’re all friendly. They would know.
Also I’m generally not a fan of breaching CC&Rs.

Your mortgage company is going to ask for proof of funds. If you have no equity in the house it’s going to be more difficult to get a loan with good rates.

Where are you in the wait list? How long do you think it will take to get to the top? How long are you willing to pay two mortgages before being able to rent the unit? What about doing a 1031 exchange to a different property that allows rentals.
Maybe three years or more. I wouldn’t want to pay for an empty condo for that long. I’ll look into if a 1031 can apply! That’s a good idea.
