Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I have signed a contract with the agent for paying one months rent as fee. How can i fight this or as he has been literally of zero value add? NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

Best way to start wholesaling real estate?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
