1/3 - use leverage to buy as many rental properties as you can get with 20% down per rental property (do your due diligence)

1/3 - cash (until you get confidence in rental property cash flow and/ or the market gets cheaper)

1/3 - sell 1 VOO PUT 1 month out at 1-2% below the money every month until this money is invested (or just buy VOO)

Hello, I have my first quarterly performance review on Monday. I have been in the company for 2 months as an EA and I have already been working on HR new hire processes, I9 verifications etc. I feel like I am also a human resource coordinator on top of being an EA. None of those HR tasks are Included in my job description. I guess my question is should I ask for a salary increase? Don’t get me wrong, I really enjoy what I am doing and I am happy to be responsible for those tasks.

How well do your coworkers know you? My gf low-key hates that I never talk about her at work and keep my personal life guarded. In contrast, my gf (who doesn't work in law) spends time socially with her coworkers outside of work and they talk to each other about their personal lives. I think socializing makes it harder to do my job - less time spent billing, harder to keep good boundaries, etc.

A CRO offerred me an internal consulting/biz dev role. They offered 145k TC (20% bump) and slightly better benefits. They also offered accelerated path (6mo to 1yr) to MC. While promotion to MC at my current company is at least 1 year away. The job is interesting to me and fits my careery goal. But my big concern is that I've only been with my current company for a year (this is my first job, post PhD). Would this affect my resume in the future in terms of being viewed as "job hopping"?

During my interview today, my interviewer asked several probing questions and I clarified; Then I offered to do further clarification (in case I missed any point) and she said she has all the information and data points. She did mention to follow up with her if I have any further questions. Should I not read too much in it?

So I haven’t had an official interview, but I forwarded my resume to the dept head for an internal job posting. A day later she asked my salary requirements I gave them to her and have heard nothing back. Do I follow up? Do I be patient? Last week I received my green card after 10 years of wait. My employer and attorney asked me to send front and back photocopy of my card which I promptly did without thinking much. Is this normal for employer or attorney to ask? Should I be concerned?

What’s the going rate for people will prime credit (>740) from non-dealer financing places? I'm having a hard time discerning what is better in the long run for compensation.

Front office investment banking (where salary comp is lower for x amount of time but could balloon to the highest at time y)
Analytics or Cloud (where comp is higher or equal for x period and is potentially easier to stay in past time y)
Strategy (or other highly paid) consulting (where I can't really discern it from IB other than from a skills/subject matter perspective)

Could someone please share an opinion?

My dad's emotion is heavily influenced by the stock market. When he loses out, or his stocks don't do well, he gets all grumpy. When he does well, he gets really hyper and ecstatic. And when he's in a bad mood, both my mom and I are the ones that suffer...anyone have a similar experience?

General question: is there any certain “rule of thumb” post that you sell to take profiles? I’ve seen some experts (“”) say to always collect at 20% and others say until you see a reason to sell. Asking as rearranged last week and luckily got into the airlines before they exploded and now I’m sitting about 50% up on delta. And after selling Zoom way to early (used to buy my delta), I’m not sure whether to take the cash or let it ride more. This fast a rally makes me think it will plummet soon
