WWYD: we put in for larger 2nd house we intend on renting out but the seller's agent lied to us about having flood insurance. Problem is, we need to sell our smaller rental to have the down payment. The seller is now looking to sue the HOA to get them to comply with their own Master deed. Do you stick it out or do you cut your losses and just rent out the smaller unit?

1) Is the primary candidate (for purchasing) for the smaller unit an investor? If yes, having it rented isn't bad
2) what is expected house price and rental rate? Depending on ratio you may actually be able to get more for it if selling to an investor and with a good tenant locked in
3) are you able to afford the small house payments without rental income?
4) do you have a sense of timing on how long the issues w/ big house are expected to take to be resolved as well as the likelihood of their success?

Rent out the smaller unit and list it for sale with tenant in place.

Rent out smaller house but month to month that way the buyer has the option to keep them or terminate the lease

Just make sure to screen the new tenant really well. Prior landlord references, credit etc. You want someone who will keep the place up for future prospective buyers

I only bring in a little over $2,600 a month. After paying all my expenses, I get to put away $500 a month in savings but don’t have much wiggle room for anything else, including going out money.
