Lenders will pre-approve you for more than you want to pay a month. You don’t have to spend that much- stick with your budgeted price.
Furnishing a home after you buy is more expensive than you think. Window dressings are hella expensive.
Start with a list of MUST haves - considering location and pool access etc, and then add the nice to haves. Shop for the property that checks the must haves and don’t compromise with the need to haves. The latter you cannot change after you buy.
Agents and lenders work 100% on commission. Some are good, most are mediocre, and some just suck- and you won’t always know which is which- especially if you only buy every 5-10 yrs.

If you are comfortable with the buying process, use a rebating realtor (Buying agent). I used one for my first home and it was smooth. Got 2% cash back (realtor took the other 1%).
Good luck. That market is WAY up right now unless you’re buying a single family detached home. If you want a condo 300-500k it’s impossible and way over valued. Also if you have a car payment, or any debt at all don’t count on qualifying for more than 300k anyway. It’s tough out there
