In theory, I understand the market value should increase but I’m not seeing this reflected in the price and naturally my book value/ share is very disappointing.
A) When should I anticipate the stock appreciation to occur?

C1: depends how things stack up later on. I was advised to go ARM but we did fixed (thank god). We are at 1.9 15 yr fixed no points.
It’s a good way to lose a home. I’d go one step further and stop doing business with anyone pushing that loan. The commission is usually better on scammy products. I see the possibility that it could work out for you. I also know the fed is data driven. If inflation picks up again he will raise rates, even if that’s not the narrative we’ve been told.

How frequently does the ARM adjust? How much are you putting down? Is there a prepayment penalty if you refinance in the first X years?
These are all details to consider.
No, arms are scams
The market anticipates that rated will drop in the future and so fixed rate mortgages are about the same as ARMs. I would do a fixed rate, no real advantage to doing an ARM unless the starting rate is lower than a fixed rate.

Not really in this environment. A lot of the ARM products I see aren’t really that different from fixed. If you can get a buydown though that would benefit you much more if seller would offer those concessions. Where are you located? I can look into some options for you as I’m a lender. Also, how soon are you looking to buy? If you can wait later this year rates will likely come down (but prices will likely increase)
