You can do the same thing by doing it yourself. Vanguard(and founder John Bogle) fans have always been transparent on Vanguard's investment principles. They maintain a community site and guide so you can get advice for free instead of giving up additional money through management fees.

Hi all, I’m in the north east metro area and due to the current RE market we decided to look into PA specifically Lancaster. Anyone in this market and have any thoughts on where it’s headed? We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month. The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.

I am doing a back door Roth IRA through Vanguard and while everything makes sense to me, I am unsure if an additional $6000 be invested for a non working spouse. We satisfy the criteria but two questions - 1) Is this still valid I.e., $12k can be invested for 2021? And 2) Any insight into how this is done - Vanguard doesn’t let me add more than $6k as it’s above the individual limit. I tried searching the bowl for specific answers but wasn’t successful. Looking to invest money with a Schwab brokerage to save for a down payment on a home. What ETFs should I invest in?

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?
