I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

One troubling angle was the use of NDAs to stifle victims. NDAs have for too long enabled bad behavior to continue, and it's time companies pledged to stop using NDAs in settlements with victims -- the coverup is worse than the bad acts. I think Warren torpedoed Bloomberg's campaign due to his use of NDAs. Thoughts?

I’m not bad with money but definitely lots of room to improve overall, due to several personal factors I don’t want to list in full here (numerous unanticipated medical bills, bad boyfriends, etc.) Hence why I only have $3k in savings right now. My first mini goal is to have $5k saved by the end of December. I need motivation and words of encouragement. If I pay off my medical bills, I won’t make my goal. Should I rejoin Equinox? Background: I cancelled my equinox membership because I wanted to try out different gyms. After about a month and a half, I’ve determined I really miss Equinox. It’s kind of expensive ($250 per month, but only an extra $130 over an average local gym). I like saving money but my health has definitely taken a dive because working out is not as enjoyable. I would like to hit fire between 40-50. Currently 27, 185k total comp (125 for me and 60 for partner). Like my job don’t hate it don’t love it. Does an MBA make sense? I’m guessing it could take me to 170ish with that schools I’m looking at but wondering if the 40-50 retirement range makes an mba not make sense since I’d only have 10-20 years to save vs 12-22.
