I’d like some independent views please, on a financial decision my wife and I are about to make. We’re looking to buy our first/dream home and the property is valued at $1.25m. We have savings of $250k and our HHI is c$350k, with no debt. We will probably exhaust our savings on the deposit and closing costs. A $1m with mortgage at 6% with property taxes is c$8k/month. We net about $14k, we think it’s just about manageable, however keen to get your views please? More context in comment below.

I got a decent deal on a small 1 bed in a luxury building (hell’s kitc). Should I do a 12 month lease or 24m?

Got the rent negotiated to under 3k + free amenities for a year (gym, pool, etc.). I’m afraid rent will atleast go back to the original price (+5%) and then some. The building has some sort of rent control but that’s predicted to go away in less than 1 year as per the lease. The legal rent limit is way higher.

Would love some perspective on renewal experience after 1 year. TIA.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. $8k in debt (All credit card. No mortgage currently, but looking to buy. Car and student loans are paid off.)

My company allows contributions to both traditional (pre-tax) and Roth (post-tax) 401k. Is it better to split my contributions between the two? For example, I could contribute 3% to Roth and 3% to traditional (my employer matches up to 6% total but that can only goes to traditional)

Question about inclusion…. I’ve been teaching inclusion for 5 years so I’m still a newb, but a first year coworker of mine said she got points off on her observation because her kids were scattered in the classroom and she was having to move from kid to kid to assist.
