IMO you should look at buying a commercial property as you already have some investment in Stocks. An EMI of 1lac should be comfortable for you.
Commercial property you mean some kind of business like hotel or restaurant?
Commercial showroom ( that you can lease to banks, brands etc) the average return is 6-7% plus the rent you get
I will recommend you to buy a house as per your need.
If not buy a land parcel in some tier-2 city.
Rents are keep increasing in Metros, which will be painful once you have a child!
15 years is good amount of time to stay here, You will be 43! I doubt you will able to leave your job at that stage. Better buy a place for you! Even when you leave you will get around 5-6% rental yield. And this house will give emotional connect to your child and your family.
