Those questions are relative to your location. I have been a residential property manager (which in my state you need a RE license to be one). So I was able to be both a PM and Realtor at the same time which was great.. I had a base salary and was able to be a Realtor and investor at the same time. The company I worked for encouraged us to be investors, which I loved that about them..

I’m my humble opinion be 💯 you, being your A game and you can’t go wrong on either 3.
Real Estate is mainly about people’s emotions, sympathy and trust. Best of luck to you🙌🏼

Started a new job a year ago, high performer. My manager suggested a promotion to Product Manager since that‘s the work I’m doing, but that would be a 50% raise. Higher ups decided instead to make a “new role” (not PM), that has no analog in the company and is hard to price via Glassdoor, etc. I feel like this is to limit my promotion salary to something like 10% from where it currently is. I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
