Do you need the 40k? Or are you going into debt to try and beat the market?
Based on your numbers, that would be a 3-year loan, correct? You would pay about $1300 every month to service the loan and need a 12% turn just to break even. The odds are not in your favor, but if you have a high risk tolerance, go for it!
