Just long enough to do the cleaning and repairs. A week or less. Have a line of eager tenants waiting.
Any time of year. An upcoming vacancy is posted as soon as notice is received from the current tenant. Inspection that week while tenant is there. Arrange for any work that needs to be done over the next 2-3 weeks. Existing tenant vacates, at which point all remaining work has been pre-scheduled and gets done. New tenant moves in.
Selection criteria is credit score, income, prior rental history. I do one open house for all prospective applications during a single 3 hour window. I don’t do individual appts. Too disruptive to the current tenant and too time consuming for me. People can tour the home and complete their application. I choose the best one.

Unless you’re doing a major renovations (i.e, every 10+ years) I’d try very hard to keep it under a month. When we can, we schedule showings with the current tenant in place and try to get any work done in a week or two. Anything longer than that is just timing differences because of the new tenants prior lease.
