I’m my experience the value of an agent isn’t in finding you a home it is in the offer stage and everything that comes after. My agent saved me thousands of dollars via offer contract construction.

I’d look online myself and use a Realtor or attorney friend for the purchasing process so they get part of the commission. Otherwise the sellers broker gets all of it.

Are you looking for a primary residence? Or investment property?

If you’re looking for a primary residence, I would look at listings that recently closed in the area that you want to buy in for the seller’s agent. They would be able to tell you what sort of competition is out there and what it takes to have a winning offer. I’d find 3 or 4 realtors who sold recently and interview them all to gauge which one I get along with most.

For an investment property, I would search on the Bigger Pockets realtor finder to find an investor friendly realtor. Again, I would find a couple and interview them to see which ones I get along with most.

My partner and I bought our home back in 2020. We got a good deal, low rate. But we want to move into a more spacious SFH. However, as we all know this market is crazy. I closed on a new build a few weeks ago and now the same home is available for much less with the builder offering all appliances, additional credits, and buy down of the rate. Is there anything I can do to get now? It seems unfair that I paid more and didn't get the incentives.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

What price per sq foot to investors start buying in the north ATX home? My home is on the market and not moving. Trying to understand at what price point does it become attractive to investors

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.
