I am in a position where I can pay off the rest of my federal student loans (~ $20k) which average out to $350 monthly payments. I feel very hesitant to lose that money from my savings account with the uncertainty the new administration is bringing in. What is better? Pay it off, have less savings or just keep trucking away with my $350 payment? Pay half? I feel very conflicted.

I would say if the $350 per month is a hinderance to your current monthly cash flow pay off the debt and start to rebuild your saving at a lesser rate, say $150 or $200/month paid back to yourself. That way your debt is gone, your cash flow improves and your savings starts to rebuild. If cash flow is not an issue right now and the interest rate on the loan is low, keep your savings and continue paying the $350.

What is the interest rate on the federal student loan?

I have several, that range from 3.5-4.8%

Can you pay off some of them, ideally the higher interest ones, and then have a lower monthly payment going forward? That saves some flexibility if you are concerned about liquidity.

If this money is above and beyond your emergency fund and short term goals then I'd just pay it off.

What would you have left in savings if you pay this off?

I would recommend keeping 6 months of expenses in your savings and any balance above that, put towards your student loans.

You always want to have an emergency fund in reserve.

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. Seeking feedback on GAP insurance. I had a family member who purchased a car in June or July. They were in an accident last week and it sounds like the car will be declared a total loss. Never dealt with this before, so wanted to ask if anyone has ever had an instance where the insurance didn't cover the outstanding balance of the loan and the insured then owed money? Car was $35k, $7k down, finance $28k. Gap insurance is through lender, not auto insurer.
