I didn’t get a grant even though I qualified for my first home purchase because we were in a rush to close or at least that’s what the loan officer told me. Is there a possibility to get one on my next purchase? Located in NJ thank you!

Author, you won’t be eligible for your next purchase, but try not to worry to much about this because there are downsides

1) strings are attached. You might be limited with things like how long you’re forced to live there which might impact your future. Or you might have to meet additional conditions like no renovations. If you don’t do these things it may remain a loan and not be forgiven
2) this is a loan not a grant. It might be forgiven if you meet all of the conditions.
3) You might be forced to come up with that money if you don’t meet all of the conditions
4) you might have to pay taxes on that money
5) no guarantee you would have gotten it. Money may have run out already. Hidden reqs such as credit score etc might impact it also

I’m a new associate to a T&E group, partner goes away on vacation and leaves me with a 706 to review and sign. The family is very wealthy. Decedent married for 60 years. I made a mistake starting SIP in a ULIP. Used to invest 7500 per month starting from November 2018. I have discontinued my premium payments since last year. That is when my fund was moved to an interim surrender state and now it earns 4% per annum interest.

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
