I have $100k to either invest in the stock market or buy a rental. I have a rental I inherited and it’s doing well. But other than that I have no ideas where to start with a market or purchase financing. Given market conditions, any ideas where to start? Any advice?

Will Amex restricting guess access for Centurion Lounge actually make any difference?

I can see short term changes but the way Amex has been aggressively marketing Platinum card, we just will have overcrowding of primary card holders 🤷🏻‍♂️

How hard is everyone pushing their corporate clients to authorize nonresident assignees whose only 2020 US compensation was the value of their 2019 tax preparation?
My clients are pushing back on it this year, and I can't say I blame them. If I were in their shoes, I'd rather take the risk of not filing than the expense of filing again.
