I wouldn’t take anyone’s “advice” on this - if you want to put down 20% and have a conventional loan, do it. What business is this of theirs?
I did 5 percent conventional and recently got my pmi taken off through an evaluation. Cash flow is king imo.
How are you getting sub 4% right now?
They’re covering all the closing costs too. I recalculated the amortization schedule to be sure there’s no hidden fees

Compare your monthly payment with FHA vs conventional. You’re prob getting this low of a rate due to FHA and buying points. That said, you pay PMI for the life of the loan when you go with FHA.
If you put 20% with conventional it might be close in monthly payment without the PMI.

Put down as much money as you can. You are basically financing all of that cash otherwise. It is a very expensive decision to go with 3.5% down instead of 20%
