Is it a death wish to buy your first home while you're still in debt? Waiting until I pay everything off seems crazy, but I also don't want to doom myself to even more years of debt. Seems like I either pay off my debt while paying rent, or paying a mortgage.

Well it depends.
1) how much debt are you in?
2) after purchasing the home, will you be able to continue normal payments of those debts?
3) do you have enough money saved for any emergency expenses/repairs?

Incoming MBA, I have my tuition paid for and rent covered (I will be an RA). So the only thing I need to pay for is food and entertainment. Do you think 20k is enough to last me through the 2 years? I will make a little money interning in the summer, so that would be a safety valve if I blow through the 20k.

Or… should I take a small loan?

Maxed out Roth IRA contributions when I wasn't eligible for 2021 (got a salary bump mid year). Do I need to recharacterize? It's a very small account that's been open for only two years. I’m currently an LLC and looking to assemble an equity deal with an advisor. I don’t know how to set it up with him where he gets his equity in the future when we restructure the entity to a c/s Corp and give out his shares. Would like some thoughts on a 2-br NYC condo my husband and I are considering. $250K HHI (no kids). No loans or debts, both have newish cars fully paid off.

Offer would be for $725K, with 10 percent down. 30yr mortgage @5%. We would need to include closing costs in the mortgage, to keep about $10k liquid. Monthly costs will be about $5k.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
