How do you determine which contract to sell when you have multiple contracts of the same stock? For example i have multiple contracts with various strikes and expiration dates on FB and wanted to take some profits and cut losses on some. Some I bought a few weeks ago so they were more expensive then some of others. I live in Toronto. My home is under renovation and my neighbor is telling me that it’s impacting their house sale value. It seems they want to sell and 3-4 realtors told them that their home will sell for 300k less due to our construction. I find this hard to believe but seeking an opinion here.

Hi All,
Really need some input. We have our new construction done by April 2023. Builder is giving us 28,000 credits which can be used towards closing cost and buy lock rate for 6 months from now and giving us the interest rate for 6.75% for 30 years from US bank. But I also spoke to credit union they give us 5 ARM for 5.5% but can lock rate in feb 2023. So should go with the US bank with 6.75% plus incentives or wait till feb 2023 and thn lock rates(us bank doesn’t give us ARM rates).

Hi there, I’d really love some advice from you all. In the last year I had to sell our home in Boulder, CO and embark on a new build process on a home in Tampa, FL. It turns out my dad can’t afford to live on his own so we found a home in FL that would have an in law suite. My first time buying a home and my fiancé second. Last time he was able to sit down with the loan officer and review any questions he had about the documents because there is a lot of language in there that isn't used by average people. Our current loan officer from the same bank branch wants to do everything electronically, and it's a battle just to get our answers. We're willing to lose the loan before signing on to a debt of $350 without knowing all of what we're signing on to.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Is there any way to protect yourself during the home buying process and validate what realtors are saying when it comes to their “negotiations”? I feel like not being part of the negotiating conversation (it’s all he said / she said realtor to realtor) makes everything feel shady and that I can’t trust I’m getting the truth from the realtors. If you think a house is way overpriced, can you offer 15% below asking? I’m embarrassed to even ask my real estate agent but this house has been listed at $440k for 90 days and their is a comp right next door that is much better for $380k (top end of my budget). I went to their open house and the selling agent said we were the only ones who showed up.
