At this point with rates high, unless you a flush with cash, it isn’t the right time to try to invest in investment properties you don’t reside in at least 1 unit.

I’m not sure there’s really one solid market right now. There are likely a lot of possible markets, but it’s about knowing those markets well enough to find a good deal as there aren’t as many as they used to be.
Depends what your goals are (i.e., capital appreciation, cap rate, or some balance of both) and your budget, but will say Nashville has been incredible for me holistically. Will caveat that by saying it won’t by cheap to buy something in a desirable area
Investors probably need no explanation why and convincing that Florida tops the list of the best states for the long term rental investment strategy.
